Aegean Homes has 11 locations across the Island, 14 individual villa designs or if your wish is for something a little smaller we have a range of apartments to choose from, if there is a specific location that we don't have, we can assist in sourcing, purchasing and clearing of any legal encumbrances that there may be and with the help of our Architects and Engineers you can have a custom designed villa whether it is for a 2 nd home, retirement or just a safe and sound investment.
Financing your purchase.
Financing a villa has never been so easy and straight forward. Here on the Island we can assist you in achieving a 100% mortgage on villas up to 300,000€ (100% does not include purchase costs they have to be paid separately). Financing over 300,000€, we can usually facilitate for a Client an 80% mortgage, leaving the purchaser to put into the property 20% from either UK savings or from UK borrowings. In certain circumstances a Client can borrow 100% on purchases over 300,000€ but the Bank here on the Island refers the application to their Central Branch in Athens and this process can be timely, but not impossible!
Interest rates have increased many times in 2006 and 2007 is set to see the same pattern. 2006 made available fixed and interest only mortgages to our Clients, we are able to offer through the Alpha Bank a fixed rate of 4.87% or a standard variable rate of 4.5%. There is a mortgage set up fee of approximately 1,500€ the Bank also requires you to take out annual property insurance the cost for this is approximately 500€ per annum.
One other cost that you must be aware of when purchasing a Villa on Rhodes by means with a Greek mortgage, is a pre-notation fee, this will be explained in detail to you by an Aegean Homes representative, the cost is dependent on your mortgage amount, for guidance you can expect to pay between 1,500€ - 2,500€.
If a Client decides to proceed with a purchase we require the financing in stage payments, usually five; the first transfer is 20% of the Contract price and is due approximately four weeks after signing of the Contract, if the Client is financing the purchase with a mortgage.
If the purchase is to be a "cash sale" we require the first stage payment to be 30% this is because we do not have the mortgage as security. With the first stage payment the monies are used for land transfers, payment of Permits and also to cover the Purchase Costs, i.e.; Lawyer and Notary's Fees. The second stage payment of 30% is due approximately six to eight weeks after the first payment and this is to begin construction, from site clearing to foundations in and construction complete to first floor level.
If the purchase is funded by a mortgage the Bank send out their own Engineer and Lawyer to check that we have completed the works that we are contractually bound to for completion of the relevant stage before a further release is made to Aegean Homes. The remaining stage payments follow roughly on the same time intervals, as the first, but if a Client wishes a longer period due a delay in the sale of a property elsewhere and this is to form part or all of the payment of the capital that they are injecting into the purchase in certain circumstances we can accommodate this, before signing of the Contract we discuss with each new Client their specific timescales for stage payments and how the entire purchase will be funded.
Make the most of your investment.
Our guaranteed rental program ensures piece of mind and no hassles to you finding rental customers, we use major villa rental companies who have huge advertising campaigns nationwide, this way you know exactly how much you have coming to you monthly towards your mortgage payments, with a 10% deposit on most locations the property will cost you very little monthly to keep. We guarantee for a two year period at any time, five years is possible but the amount we guarantee can be less and why have to wait five years before the amount you receive could increase!
A Client can choose to have the villa rented out on an ADHOC basis this means that the Client can use the villa for as much of the season as they want and then ask us to find rentals for the remaining weeks or months that they will not be using their villa. ADHOC is not a guarantee that we can find a rental customer and the rental income will be based on whatever we can reasonably charge individual customers, prices according to peak and off peak times.
According to Tour Operators recent research Holiday Villa Rental is one of the fastest growing sectors within tourism. In addition to renting your villa, we can fully maintain and manage the property for you, down to change over day sheet changes, to servicing your appliances and running the pool.

No hidden costs.
We at Aegean Homes don't believe in hidden costs, the prices above include all standard fixture and fittings, the only thing missing is the furniture (excluding Psaltos where the furniture is included), this doesn't mean you cannot upgrade your fixtures and fittings or choose extras; an experienced member of our team will take you through all choices and prices. The standard price includes the villa, large plot, air-conditioning units, kitchen appliances, solar panel hot water, fireplace inferno 3000, traditional stone built BBQ, pergolas and own private infinity swimming pool.
The only additional cost is the purchase costs, which include Lawyer and Notary Fees and Taxes the total purchase costs are approximately €22,500 - €30,000 (depending on the location).
To secure a plot and have it taken off the market, Aegean Homes require a €2,000 non refundable security deposit.

Our philosophy is not what you have come to expect from large developers, because we build off plan, in some cases we work closely with our clients for a period of up to twelve months during construction, to date, we have been very lucky that we have established good relationships with our clients and they have in turn become part of our family, this doesn't end once a property is handed over, we continue to offer advice and help where needed, schools, medical insurance, just ask!
